Developer Aims Project at a Growing Interest in Modernism

ART HOUSE offers 13 residences adjacent to new home of Museum of Contemporary Art

DENVER (May 3, 2004)–ART HOUSE, 13 luxury townhomes, now are being offered by Continuum Partners in a unique setting in the Central Platte Valley. Located at 15^th and Delgany, ART HOUSE offers many features not generally found in an urban setting and all in a contemporary aesthetic.

Each uniquely designed home has a great deal of privacy, with up to 1,300 square feet of outdoor living space, up to three car private garages and unique interior rooftop terraces. Pre-construction prices for the 1,500 to 3,700 square feet homes start at $625,000.

"There are many aspects of this project that I like, but what appeals to me most is the contemporary design," said Mark Falcone, developer of the project.. "For years architects and builders have had to be extremely cautious about pushing the envelope on design. Buyers simply wanted historically referenced and inspired homes. But that has changed in the last few years and we are seeing many contemporary features including very modern kitchens and more interesting experimentation with tile."

Target has created whole merchandise lines around this emerging taste. Magazines and catalogs such as Dwell and Design Within Reach are responding. A recent issue of Dwell discussed this emerging trend.

"Here at Dwell, we think of ourselves as Modernists, but we are the nice Modernists. One of the things we like best about Modernism–the nice Modernism–is its flexibility. Rather than being an historical movement from the first half of the 20th century, left over and reheated, we think of Modernism as a frame of mind. To us the M word connotes an honesty and curiosity about methods and materials, a belief that mass production and beauty are not mutually exclusive, and a certain optimism not just about the future, but about the present."

"For many years, everyone in Denver wanted to purchase a traditional home, but no more," said Dee Chirafisi, Kentwood City Properties, the broker representing ART HOUSE. "We are seeing a growing number of buyers seeking a contemporary look."

ART HOUSE will not only appeal to those interested in contemporary design, but also will appeal to people interested in contemporary art, another growing trend. Not only is it adjacent to the new home for the Museum of Contemporary Art, but also the homes have been designed to display art.

"ART HOUSE has been designed with the art lover in mind," said Falcone., "These one-of-a-kind homes can serve as mini-art museums for their owners with plenty of wall space and light."

Art House is part of a larger site being master-planned by Continuum Partners, Urban Ventures, LLC and the Museum of Contemporary Art. Mark Falcone and Ellen Bruss donated the land for the Museum.

"ART HOUSE is unlike any other project ever offered downtown," said Chirafisi. "It is unlikely there will ever be other contemporary townhomes this close to Lower Downtown. Because of the great location, the limited number of available units, and the uniqueness of the homes, we expect them to sell quickly. As of today, we already have five reservations and the formal marketing has not even begun."
